Stanislav advises both Russian and international companies on real estate and commercial law issues, including the acquisition of real estate and other aspects of investing in the Russian real estate sector. Stanislav has extensive experience in advising international retail chains, supporting complex transactions with real estate and due diligence of real estate.

Stanislav has been working at ALRUD Law Firm since 2008.

Stanislav graduated from the Faculty of Law of Kazan (Volga Region) Federal University, majoring in Civil Law.

Latest developments related to approval of transactions with real estate in Russia
Dear Ladies and Gentlemen! Since 1 March 2022, a Presidential Decree has introduced a special procedure for certain transactions in the Russian Federation. In particular, transactions that result in the transfer of ownership title to real estate between Russian Residents and persons from ‘Unfriendly’ states (or controlled by persons from ‘Unfriendly’ states, including Russian entities) require prior approval by a Sub-commission. In this newsletter we are providing the most commonly used exceptions and applicable case law precedents in 2023.

Stanislav Veselov spoke at the AEB webinar titled “Legal Update in Real Estate”
On October 19, the AEB Real Estate Committee held a webinar titled “Legal Update in Real Estate”, where Stanislav Veselov, Of Counsel of Real Estate Practice, spoke. The Committee organizes such webinars twice a year, in spring and autumn, to inform participants about the changes in real estate regulation that have occurred over the past few months, as well as about the regulatory requirements coming into force soon. Stanislav gave an overview of the application of the objective limitation period (starting from September 1, 2023): namely, to its features – as opposed to the subjective limitation period, and the advantages of this approach, as well as the existing limitations of its application. Stanislav highlighted also certain unresolved issues that often raise questions.

Stanislav Veselov spoke at the AEB webinar
On June 15, the AEB Real Estate Committee held a webinar titled "Commercial Real Estate Lease: Market and Law", where Stanislav Veselov, Of Counsel of Real Estate Practice, spoke. Stanislav went over the features of the due diligence procedure and conclusion of lease agreements in the current environment, considering such aspects as counter-sanction regulations, eligibility of parallel negotiations, as well as the risks which might be related specifically to the premises. In conclusion, Stanislav spoke about current trends in signing lease agreements - in regards to the subject of the lease, its terms, rents and possible special conditions of the agreement. ALRUD experts provided legal support on entering into Lease Agreement for Gloria Jeans flagship store
ALRUD experts successfully represented the interests of the owner of the historic building “Akter Gallery ” in the center of Moscow (shopping and office complex) supporting a transaction to lease the entire retail part of the building to Gloria Jeans. The Gloria Jeans is one of Russia's largest clothing retailer with over 600 stores in more than 300 cities, as well as its own factories in Russia and development and production centres in the Asia-Pacific region. The Gloria Jeans new flagship store in “Akter Gallery” will occupy almost 5,000 square metres over three floors and become the largest store in the retailer’s chain. Previously ALRUD team represented the owner’s interests on entering into lease agreement with H&M, was involved in settlement of disputes with the tenant and supported the closure of an H&M store and the termination of the lease agreement. ALRUD team was headed by Real Estate Partner Andrey Zharskiy and included Of Counsel Stanislav Veselov and Associate Sabina Idrisova.
